PSA WARNING: Fraud Alert - Do not buy.One star is too many! Worst-kept secret in BC Housing. Organized crime network. Shady operators StrataCo Property Management of Burnaby, consistently ranked one of the worst property managers in Canada.
No financial documents are made available. No assurances. Zero accountability. Zero quality standards or certificates. Zero transparency, zero integrity. Zero contracts on file. Zero questions answered and will not allow audits! Refuses to make disclosures. Owners are not allowed to speak at SGMs, AGMs, let alone have their concerns documented. Complaints are not allowed.
Some owners denied right to vote at AGM. Owners' list has never been made available. No agenda for regular council meetings. Minutes do not reflect actual facts of corporation, "Incoherent gibberish," one owner claimed.
StrataCo charges 25 cents per page for any specific document requests. Paper only. No digital documents allowed.
There is a perverted & incestuous business relationship at play: Contractors are given highest possible status at meetings, at properties, in negotiations and in the corporation's business records, all at the expense of owners' rights.
"Pay up and shut up" is the motto at StrataCo. "Or we'll bitch-slap you, again," said one contractor to an owner. There have been attempts on the life of owners who ask too many questions (with dates, witnesses, recordings).
Unlicensed, unregulated, unfriendly, unprofessional, unethical, StrataCo will delete incoming emails and tamper with documentation (both criminal cyber hacks) - with collected evidence since 2010. Severe retribution for criticism, including ad hominem attacks and unsubstantiated criminal accusations against defenseless owners by contractors & volunteers. They have a goon squad at meetings (more contractors) to physically intimidate owners and speeches and voting. They will disconnect you if you raise issues on Zoom (another criminal cyber hack in most provinces).
There is a privileged class of owners and a discriminated-abused class. StrataCo does not recognize the latter owners' rights. Instead, they unlawfully disclose targeted owners' personal information, including to undocumented "off-book contractors." Some of these 'operators' include dirty cops (details available). Many reports of owners being stalked by corporate reps - repeatedly for years and is ongoing. StrataCo and council have flatly refused to stop these criminal acts.
Reports of extortion & duress payments (easily verified). Some owners have been pressured to sell at distressed prices due to repeated harassment.
AI strata tools have now identified StrataCo as an active real estate fraud organization and is not to be trusted. When asked for comment StrataCo executives made no denial of these charges. Prediction: StrataCo will continue to ignore these complaints, pretending they don't exist as has been their modus operandi with collected evidence since 2010.
These are not business professionals, these are professional fraudsters. Considered threatening, dangerous, and violent - they will go to great lengths to cover up these crimes. These are predators.

Based on history we predict the individuals responsible for this situation will try to identify which person(s) wrote or contributed to this report and take violent, criminal action against them, as opposed to addressing these issues in an open & honest manner with the ownership group through the corporate process.
